The Cottonwood Canyon Ranch is expansive, cascading from high country meadows and timber in the Big Horn Mountains through deep canyons and well-sodded mesas to irrigated fields adjacent to the Greybull River. With sufficient hay production and summer grazing, the outfit is owner rated at 400 year around cow/calf pairs. Historically qualifying for landowner tags the property holds abundant wildlife including elk, deer, antelope, game birds, and the occasional predator. A benefit to grazing in the Big Horn Mountains is the absence of wolves and grizzlies.
Adjacent to the Big Horn Canyon National Recreation Area, Devil's Canyon and the Big Horn National Forest this Ranch presents a buyer with unlimited recreational opportunities and would make an excellent base camp for an outfitter operation. The Cottonwood Canyon Ranch was once originally part of the Bischoff Ranch and consists of six blocks of non-contiguous deeded land totaling 1,909 +/- acres within a larger ranch boundary connected by BLM, State, and Forest Service leases. The Bush Farm is the only parcel not adjacent to leased land and lies west of the Yellowtail Reservoir Causeway along highway 14a. The rest of the deeded parcels lie east of the Yellowtail Reservoir and include the Five Springs Farm near the Big Horn River, the Wilcox Place at the base of the mountain, and 160 acres of mountain pasture.
