Ranch Description

Excellent opportunity to own 440 acres deeded grass pasture with live water and an additional 1,873 acres leased BLM land. Opportunity for landowner deer and elk tags. Badger Creek flows through the property providing ample water for livestock and wildlife. The land is currently home to a Yak herd and has historically been used as mountain summer pasture from spring through fall, with it typically running 60-90 cow/calf pairs. The Ranch is located on the Park and Fremont County lines, approximately 29 miles south of Hartsel; or 47 miles south of Fairplay; or 22 miles northeast of Salida. Its elevation ranges from 8,900- 9,500 feet. Badger Creek Basin is surrounded by plenty of history and recreational opportunities. This was once the site of the historic IM Ranch headquarters, which was one of the first mountain ranches in the region, started by Ira Mulock, which drove cattle herds from Texas up to this country in the 1870s. The property borders the San Isabel National Forest to the west and to the east just a few miles is Pike National Forest and Black Mountain. The area surrounding the basin is well known for great elk, deer and antelope hunting. There are also great places for fishing in the region: Park County, near Hartsel, has the South Platte River, Spinney Mountain and Eleven Mile reservoirs; Fremont county has the famous Arkansas River and the Royal Gorge. Badger Creek Basin Ranch is vacant pasture land that is fenced for livestock and has an adequate corral for working livestock. There are no other improvements and no utilities. The ranch has a good county road running through it (CR 53), but the year-round maintenance of the road stops two miles short of the property, the last two miles to the ranch have no winter maintenance.
