Overview Here is a 632.33 acre turnkey hunting and recreational ranch located NW of Dryden, TX and SE of Sanderson, TX. The wildlife is abundant on this ranch that is west of Tx-349 S and north of Hwy 90. There is about 40 feet of elevation change on the ranch providing terrific views. A wet weather draw crosses the property providing thick vegetation for wildlife. For comfort there is an air-conditioned sleeping cabin that also works for storage and a pop up trailer. Hunting/Recreation The ranch is under a wildlife tax exemption. It has been wildlife managed for many years. Whitetail deer inhabit the area along with a few mule deer. Other game animals include javelina, quail, dove, and turkey. Jack rabbits, porcupines, badgers, raccoons, bob cats, mountain lions, and other wildlife are also common. Two elevated deer blinds and three deer feeders convey with the sale. There are established ATV trails on the property to each feeder and stand. There are also many other trails to enjoy as well. Pop up trailer and Sleeping Cabin The 1972 pop up Coleman trailer has a propane stove and an ice box. Water is available from a community well using a 325 gallon water tote that sits on a trailer that is used to fill a 550 gallon water tank there in the camp. The water in that tank is also used to keep water in a trough for the wildlife. Electricity is provided by a 5,000 watt gas powered generator. Storage The sleeping cabin also serves as storage while you are away. Vegetation The area averages 15 inches of rain per year. The land has good cover made up of greasewood, yucca/Spanish dagger, cedar, and mesquite on the higher areas away from the draw and creek. You will also see sotol, prickly pear cactus, algerita, and purple sage. Along the lower areas of draw and creek there are many willows, mesquite, persimmons and other trees and bushes. 42165-52980
