Location
The headquarters of this great Hunting and Fishing Ranch are situated on the banks of the Yampa River at the head of Juniper Canyon. There
you will find the custom built owners home, built in 1985, two double wide mobile homes, 1993 and
2004 the later has been lived in very little. A 4 car wood framed garage with cement floor, another
garage/ work shop with dirt floor, calving/doctoring barn heated with a head catch and pens and a set of
panel corrals. The alfalfa fields lie between the buildings and the river and are watered by two pivots
which are newer in age. The headquarters is accessed by Moffat County Road 53 with year around
maintenance. There is a 17 ac. In holding at the headquarters containing mineral hot springs which in the
past had buildings a caf and thriving business, all that remains are the pools. The remaining deeded lands and BLM allotment lie south of the headquarters 3.75 miles to the south.
Area Particulars
Moffat County is the destination of thousands of Big Game Hunters, hunting Mule Deer Antelope, Elk,
Mountain Lion, Black Bear and a vast variety of small game. Fishing is very good in the area also with
many small tributaries of water along with the Yampa, White, And Green Rivers. Elk head lake near
Craig and Flaming George just across the Utah State line to the west.
Ranch Particulars
The Yampa River Ranch contains 3466 deeded acres, 150 acres under pivot irrigation producing a grass
and alfalfa mix at about 2.5 ton per ac. There is plenty of water and a very good area to expand hay
production. The pastures are mostly a blue stem grass with a sprinkling of other native grasses. There is
good livestock water in all pastures that is dependable in wet and dry years, cattle do very good on this
ranch with shipping weights of 5 to 6 hundred pounds depending on calving times. Jesse Flats allotment
0447 containing 980 acres comes with the property.
Production The Ranch currently has a grazing lease with a local rancher which can be canceled with
a 30 day written notice. The owner rates this as a 250 cow property.
