The Record Ranch consists of approximately 12,165 +/- deeded acres of land, located in Campbell County on the Johnson County line and is immediately accessible via Barber Creek Road off of I-90, approximately 24 miles west of Gillette and 46 miles east of Buffalo. The ranch is in one contiguous deeded block, which is also benefitted by 640 +/- acres of State of Wyoming lease on the east end of the ranch and 818 +/- acres of Bureau of Land Management lease.

This ranch is rich in history, remarkable for its unique breaks and topography, diverse in big game and upland bird hunting and wealthy with its underlying oil and gas and mineral resources. The South Prong of Barber Creek runs through the property north by northwest towards its confluence in the Powder River to the west of the ranch. The property is located in Elk Hunt Area 2 which is shared with the Fortification Creek Wilderness Area, an extension of a very rare resource for elk populations in this area. This is a trophy elk and deer hunting property and there are miles of fertile bottomlands, ample cover, and accessible water resources for livestock and other native species. There is a network of intervening ridges and drainages consisting of open prairie and cedar and juniper trees with lush ephemeral creek drainages making this a very diverse ecological stronghold.

The Record Ranch has been owned for four generations by the same family and they have been amazing stewards of this old-line family ranch, which will run about 350 pairs. They have skillfully worked with oil and gas developers throughout the years and the ranch has benefitted from the installation of roads, stock water tanks, many reservoirs and power infrastructure. While the ranch does not own any minerals, and this is a sale of the surface only, there has been tremendous benefit to the landowner from multiple surface use agreements. Notwithstanding the existing infrastructure (including roads, well sites, overhead power, and industrial traffic), the feeling is overwhelming with scenic vistas, remoteness and wildlife diversity.
