Medicine Creek Ranch is a beautiful landscape of Sandhills grassland and irrigated production farmland that provides good production and exceptional recreation opportunity. RecreationWildlife is very abundant in the hills and offers opportunity for high quality mule deer hunting. The whitetail deer hunting is also exceptional and they can be found along the creeks and in the Ag fields. Large herds of Mule deer and Whitetail deer can be found in the Sandhills offering the opportunity for high quality trophy bucks. Other wildlife that call the ranch home include Pheasants, prairie chicken, several kinds of ducks as well as Canada geese. Coyotes and bobcats can also be found wondering the expanse of the property. There are fishing opportunities in the many ponds on the ranch that include trout and a mix of warm water species.

Under current operations, the ranch is leased out for hunting. Other Agri-tourism revenue streams are possible to accompany the hunting operations.

AgricultureMedicine Creek Ranch features a capacity for carrying up to 1700 mother cows which allows for a great investment opportunity. The current owners operate the ranch with production on the pivots in various types of forage for cattle. Alfalfa, Sudan grass, sorghum and native grass are produced to continue the carrying capacity throughout the year. The ranch is separated into more than 30 pastures that allow for excellent rotation. All perimeter and cross fences, consisting mostly four wire barbed wire, are well maintained and additionally across the ranch there are well designed and maintained cattle working facilities. Those improvements include a 500 head feedlot, large calving shed and livestock barn, heated shop, and multiple outbuildings.

Water/Mineral Rights & Natural ResourcesThe ranch offers an abundance of quality water. Medicine Creek flows west to east through the entirety of the ranch, Steer Creek also flows along the southern portion of the ranch and both offer ample water for both livestock and wildlife. Additionally, water is pumped from multiple wells for livestock and irrigating crops. An extensive system consisting of windmills, solar wells, pipeline, and tanks provide water throughout the ranch. All irrigation pumps and pivots operate with electricity. Currently, 4 Center Irrigation Pivots combine for over 764+/- acres of irrigated crop land. There are also multiple lakes and ponds located on the ranch. Average rainfall in the area is 19 -22 annually.
