The Hot Springs Creek Ranch east of Gunnison, Colorado is a scenic, productive hay farm and ranch with immense recreational opportunities. The existing improvements on the property can be repaired and replaced, in addition to the potential for an owner to build without any easement restrictions on the unencumbered 40-acre tract.

Access to the property is provided by County Road 887, which is a maintained, year-round, gravel county road. The property is surround by Bureau of Land Management land connected to the Gunnison National Forrest providing access to incredible mule deer and elk hunting, fishing, hiking, camping, and ATVing etc. The landowner has historically qualified for mule deer licenses through the Landowner Preference Program in GMU 551 and the area has Over The Counter license seasons for elk.
