Ranch Description
Farm 314 is a newer five house Butterball turkey farm, that was constructed in 2015 and 2016. The houses are wood truss/drop ceilings. One is 50' x 350', one 50' x 450' and three are 54' x 500'. They have Choretime equipment, with Chortronic controllers (40 stage) and tunnel ventilation. The farm has Choretime feeders and Choretime drinkers. It also has roll-seal doors, automatic attic vents, quad radiant heaters, two auto-start generators (100 kW & 125 kW), an incinerator and 25,000 gallons water storage (5 tanks). A new 40' x 80' stacker shed was recently added. This farm operates on propane and rural water. Butterball pays for new shavings.
These turkey houses were updated in 2021.
A recent fire destroyed a 50' x 450' turkey house, therefore the estimated average gross income would be approximately $345,971. And one 50' x 350' house would remain open. Bird placement per flock would be 71,100. With an average of 3 1/2 flocks per year.
The equipment that will remain is:
2015 Caterpillar 239D Skid Steer
1510 Ford Tractor with 3 foot tiller
6 x 16 foot trailer
Ford 4000 Tractor
De-caker
500 gallons pto driven Poultry Washer
2006 Polaris Ranger side by side
The farm has a rustic (very neat, clean) home of 849 sq ft, one bedroom, one bath, metal roof, porches and a newer central heat and air conditioning unit.
There are 37 +/- acres (nearly all pasture) with one pond.
This farm is offered for $1,400,000.
