The McCandless Ranch is a wonderful property located between Mill Creek and Tishomingo, OK on Hwy 1. Access is gained by a gate on the west boundary which is off Hwy 1 or the north gate which is on a county maintained road. Rural water is accessible for a short distance on the west and north boundaries. Electricity runs along the west and north boundaries and for a short distance on the east side as well. Several stock ponds are scattered around the property. Years ago this property had gravel removed in the southeastern portions which left depressions that now hold water. There still appears to be gravel in those areas previously excavated which could potentially be used to gravel your own personal ranch roads. The cover consists mostly of a hardwood mix including post oaks and blackjacks with the occasional bois d arc or cedar mixed in. On the northern portions of the property there are several wooded drainages that appear to be good deer travel corridors sandwiched in between open native grass pastures. The primary game for this property are deer, turkeys, wild pigs, ducks and bass in the pond. This property has been leased for cattle and could continue to handle livestock or the pastures could be cut for hay. The perimeter fence is in fair condition and there is very minimal cross fencing. Notes from the Sellers Son: The largest pond on the south end of the property is a fantastic bass pond. I have regularly fished the pond for nearly 25 years and it is common to catch many bass in the 3-5 pound range. The largest bass I know of caught from the pond was by me about four years ago - it weighed just under 9 pounds I released it back into the pond. The pond also has channel catfish and a good population of perch. The larger of the two small ponds in the northwestern part of the property is also a decent bass pond my Dad had it stocked a few years ago , and although I've not caught many fish there, I did catch a 4 pound bass out of it two years ago. Guys I would bring out to hunt deer were always amazed at the size and numbers of deer on the property. The property has always had a couple decent size flocks of Eastern turkeys.
