Ranch Description

The Winding S Ranch lies along the banks of the mighty and wild Yampa River for 3.75 +/- miles and is comprised irrigated and sub-irrigated bottoms from 30 CFS of water rights complimented by numerous springs. Located along the river bottom far between the rolling hills that rise into Duffy and Juniper Mountain, the Winding S Ranch offers a feeling of privacy and seclusion while still having County Road 17 frontage.

Land

Encompassing approximately 1,032 +/- acres, Winding S Ranch features roughly 3.75 +/- miles of Yampa River frontage with improvements such as a small residence, a detached garage, lean-to shelters, and corrals that overlook the river and hayfields with views of mountains in the distance. The land receding the river banks consist of productive hay meadows under flood, pivot, and gated pipe irrigation that are excellent for livestock and attract various species of wildlife year-round. As a result of the plentiful feed with easy access to water, larger populations of elk, deer, and antelope will often reside on the ranch and surrounding area over the later months and into the spring.

Located in GMU 3, the ranch qualifies for multiple landowner vouchers for deer and antelope, whereas over-the-counter elk tags are available for private land only in 2nd and 3rd rifle seasons. Whether it be within the property's perimeters or on the bordering Blm, there are many excellent hunting opportunities that this ranch includes.

Recreation

The ranch does border BLM lands with exceptional recreations just outside the boundaries of the ranch. Duffy Mountain, as well as Juniper and Little Juniper Mountain are popular attractions that have great hunting, off-roading, camping, and much more to offer. Furthermore, the Yampa River has many nearby takeout and launch points within close proximity of the ranch and also makes for an eventful day whether it be for fishing, rafting, or even swimming. Better yet, the ranch makes access to the Yampa River as easy as it gets from it's 3.75 +/- miles of river frontage. For those looking to explore different recreations outside the perimeters of the ranch, you're in luck as Gates of Lodore, Irish Canyon, Sandwash Basin, and Dinosaur National Monument are all located a short 1 hour and 30 minutes or less from the ranch.

Location

From the ranch, Maybell is located 20 minutes northwest. Craig provides the nearest grocery stores, hardware stores, restaurants, local businesses, and hospital which are located 30 minutes northeast of the ranch. By continuing south on County Road 17, Meeker is approximately 45 minutes away. Vernal, UT is located just under 2 hours to the west of the property and offers many different amenities. Yampa Valley Regional Airport provides commercial flights and is located in Hayden, CO which is just under 1 hour to the east of the ranch.
